There’s only one person (that I know of) here who does have the knowledge and experience…….. c’mon Ted, tell us what is/isn’t feasible with Loftus Road so we all know once and for all!


The SA Road stand would require the following as a minimum.

To extend upwards would require deep piling followed by 'pile capping' a *complete* dismantle of the existing structual steel framework and then obviously the rebuild as per whatever the design.
The new stand (lol) would of course then become a larger 'footprint' thus requiring additional rainwater and sewerage drainage (think water presure in the SB stand (lol again).
As Is the norm nowadays all of the utility Companies would be jumping up and down saying there Isn't enough 'capacity' In the area (more costs looming on the horizon)
It wouldn't be impossible at all what It would be is expensive and a challenging

There would be huge working time restrictions due to the area being heavily populated.
The Environmental Noise Regulations fines are huge nowadays, so It's not just a matter of turning up and jack hammering away all the way though to completion.

I would Imagine by using common sense QPR would go out and utilise/employ a "Design and Build" contractor.

I am big on retaining Loftus Road Stadium, refurbish, redevelop, what not, however, Council's local plan for Loftus Road stadium vicinity greatly discourage any sort of redevelopment (increase capacity, increase footprint, increase building height, increase amenities) of the stadium.

As per London Borough of Hammersmith and Fulham planning provision for local planning framework, Loftus Road Stadium falls under the strategic site policy WCRA 2 - White City West. One of the key statements regarding the stadium is spelled out as follows;

5.37 The Queens Park Rangers (QPR) football ground at Loftus Road is a cramped site with limited opportunity for expansion, and the Club’s ambitions should be considered in planning of this area over the next 20 years. The football stadium is a valued community asset for the White City community and the pitch is designated as openspace. Therefore any redevelopment of this site would need to re-provide a sport/community/leisure facility that could achieve substantial benefits for the community as well as open space, on-site or within the borough, in accordance with the other policies within the Local Plan.
(in addition);
.........If either the Loftus Road Stadium or Territorial Army (TA) Centre come forward for redevelopment, the council will seek residential led development. In relation to the Loftus Road site, in particular there should be re-provision of community facilities and open space in the borough, in accordance with the other policies in the Local Plan.

It seems to me the club has not pursued redevelopment as they will be going in a direction contrary to what was proposed for the area. They are dealing with a council that is not amenable to the redevelopment of the stadium. Neither is the council amenable to the club relocating close to/within the locality, it seems, hence the LC stadium conundrum.

At least in my mind, if we could redevelop Loftus Road, we could refurbish the Loftus road and Stan Bowles stands (new roof, same height, better seating and amenities - capacity may deceased), redevelop the school end stand, buy the school to add conference facilities, budget hotel, shops, restaurants, QPR museum, library (its was a school eh) and other suitable commercial facilities for non match day use in a newly constructed auxiliary building/facility on the newly acquired land adjoining the stadium, I suppose this adds to the parts of the actual stadium that can be opened out for profit - VIP boxes, superstore located in the South Africa Road stand, which I envisage that we could redevelop it as a mega stand with increasing capacity, bringing the capacity of the stadium to 20,000-22,000 which i think is ideal for the size of our club.

Well, all this, together with any other suggestions of redevelopment, is wishful thinking unless we could get the Council to amend its proposed vision for the area. Maybe we can mobilise thousands of R's fans residing in the borough to influence the Council planning policy and a few of us can run for Councillors to affect any change. Maybe?

Brentford - New Stadium, Fulham - New Stand next to the river, Chelsea - Re-built Scumford Bridge planned (not that they need to), Luton - New Stadium planned, Arsenal - moved to a new stadium a stones throw from Highbury, Spuds - Brand new stadium right next to the old White Hart Lane, Watford - completely re-built Vicarage Road, Millwall - moved to a new stadium in the local area, Palarse - complete re-development of Selhurst planned, Charlton - re-devoped the Valley when they returned.
QPR - No intention of developing the current stadium and still 'putting out the feelers' about possibly building a new stadium at the Linford Christie site... don't hold your breath ... its next to a hospital ... the locals are not happy about it etc etc...
Meanwhile its carry on regardless with the bleeding kneecaps, restricted views and qeueing for 20 minutes at half time to have a waz!

Most if not all London borough are proud of their football club

But QPR is probably the third club in the London Borough of Hammersmith and Fulham after Chel$*@ and Fulham

Maybe that explains why we get no love from the borough yet other London league clubs are sole representatives?

Perhaps a move away from the borough will do us good. Queen’s Park is in the borough of Brent and city of Westminster….

They're not all single dwelling houses though in LR and ER, I don't know for certain but I would say the good majority are split into separate flats which as well as the freeholders of the properties to deal with you also have multiple leaseholders of the flats.

I sense the Board feel boxed in on this issue as well. It appears there is no meaningful help from H&F Council on the LCS, so the club needs to re-think.
The club seemed to work well with the local authority on the new training ground (Hounslow) so what price that discussions have not taken place on a relocation on that M4/A4 corridor?

Fulham have had lots of problems trying to redevelop Craven Cottage to be fair. They even had to share Loftus Road for a while to bring it up to spec. They’ve only been able to build their new stand at great expense and by having ticket prices that most of us couldn’t afford. Chelsea too haven’t been able to do exactly as they pleased despite all their backing but simply had more space to begin with.

You forgot to mention AFC Wimbledon, even they managed to build a new ground on the site of their old one despite years of opposition from Merton Council.

As has often been mentioned (usually by me ) it's not 40 houses. Each house is split into 4 or 5 flats so you're looking at around 200 properties. That's 200 leaseholders/freeholders/tenants etc. which is hundreds & hundreds of people involved. It's a logistical nightmare to try and sort all that out.

Not quite. The old Plough Lane ground is now a development of flats. The new stadium is built on the site of the old greyhound/speedway stadium which is a bit further down Plough Lane from the old ground.

On a very limited budget, they have done an excellent job in getting a new ground, which is fit for their current purposes and potential future growth, has a decent number of bars and refreshment areas within the ground, corporate boxes, hospitality areas available for functions throughout the year, and a bar, albeit dingy basement, which is open most days of the week serving the locals.

Not saying that we can replicate that at Loftus Road. We missed many an opportunity to acquire one of a decent number of prime locations within the borough about 10 years ago.

"missed" or "blocked"? Not saying the owners weren't remiss but in order to buy you need someone to sell and so far no one wants to sell, or if they do they add a few zero's on the end when a football club shows interest.

It clearly didn't deter Imperial College from acquiring 11.5 acres nearby in 2013, in addition to land they bought from the BBC. Loftus Road footprint is about 5 acres.
