you only have to walk 5 minutes up South Africa Road to find bundles of office and venue space available for hire
The only way to increase revenue in a stadium is better corporate facilities, improve the boxes, add more of them and improve the restaurant etc
There is a cachet with an event being held in a sporting venue. You only have to see how many corporate events are held at the Oval and the numbers of photos people take of the pitch, background, etc.
If I recall, I think LH said the club wanted to open up more space for the community as part of any new ground. There is a luck of public estate and by having a doctor surgery, community spaces to hire, etc it encourages people to come to the stadium outside of the football timetable. This is where the club grow the supporter base - connecting with people who wouldn't come to the club ordinarily but make a journey part of their everyday activity.

if you want a 30,000 stadium it is a non starter but if we are happy with 18-20,000 with good facilities you could buy the school and rebuild Loftus Road a stand at a time
The houses and gardens in Imre Close at the back of the School End stand take up almost a third of that space. Even if we could buy the school, Imre Close would present a real challenge, and potentially an unresolvable one, to extending the Stadium.

So I was firmly in the 'we have to move to survive' camp when it looked like we could move to somewhere within walking distance of Shepherds Bush. But it is obvious Hammersmith & Foolham are not willing to move us anywhere within the borough. So its 2 options now ...
1. Try and modernize/expand Loftus road as best as poss. 2. Move out of the borough... preferably no further than Ealing but who knows it could be anywhere West of London?
Of the 2 options I'm now firmly in the option 1 camp. In my mind realistically here's what I think could be possible if money was made available.
Buy the School (or part of it) and do what Forest have done with their away stand (the one with NFFC written on it)...
Re-Build the SA Road Stand as big as poss. Lots of glass/clear plastic to allow 'right for light' for the White City flats. similar to the materials used in the Aviva stadium in Dublin. Remove the executive boxes from this Stand and make it 3 tiers.
The Stan Bowles stand is a Problem. You cant go up or back because it would overhang peoples back gardens and that would never get approval. So the solution is to have a few rows of seats at the front (as per current Paddocks) then have a double decker of boxes at the back... Similar to one of the stands at Palarse (less seats, and boxes a lot lower tho).
The Loft end would remain as it is.
So we loose a bit of capacity in the Stan Bowles but double the revenue from the Prawn Sandwich brigade. School end has about an extra 1500-ish capacity. 3 Tier SA Road Stand would have around an extra 4000 (extra tier on top and deeper lower tier because of boxes moving to the Stanley Bowles).
So I reckon 22 -23000 capacity, extra corporate and elimination of restricted views... sorted.
edit - just thought of another benefit of my master plan. All seats would now be covered apart from the first 7-8 rows of the Loft.

"Buy the school", "buy the houses in ER/LR" etc. Easy that.
What if people don't want to sell? Although everything has it's price a school doesn't fall in that category as it's providing a community service, and not a normal school at that as it's a school for 2-19 year old with a range of severe learning difficulties including profound and multiple learning difficulties.
'Community' is something QPR are good at doing so why destroy something else like that for our own needs?
If modernising LR is all we are left with then expect a reduced capacity if they go about it one stand at a time in order to fulfil modern regulations as well as expected needs for changing rooms, manager's room, match officials room, match day media facilities etc. I reckon we'd be left with a circa 17k stadium.

Surely it's easier to relocate a school then a football ground?. That would be my solution.

The Board are done with LR as a viable option. No matter how you review the options they are all unworkable. The current facility is beyond maintaining and is bleeding money just to keep it operational and that is well documented. The only option is a relocation, but that’s difficult in the current W12 postcode. LCS still remains a good option, but I wouldn’t be surprised if the Board are done with the various interested parties not engaging in meaningful discussions. At some point there has to be some proposals on what is possible: 1. Be patient and pursue LCS. 2. Relocate westward towards Heathrow or M40 corridor.

the big fear is it will be option 2....
It would just be another Mad-JetSki/Macron/Ricoh type stadium.

What if they don't WANT to relocate? MAybe it might not suit the needs of the children or families?
Why do we always assume we should be better?
Well just on the assumption they haven't asked the school yet. Obviously if they don't want to move for whatever reason then we go in tough, start a bit heavy handed tactics like putting the windows in and setting fire to the parents cars.

Interesting theory Rs_H about the SBS. Looking at Palace's Whitehorse Lane stand, that has approx 2,200 seats and from the pictures it looks like it has about 17-18 rows of seats so about 125 per row.
With the SBS being a side stand you'd get more seats in the row (say 150) but with a double decker row of boxes not as many rows, so say 12 rows x 150, 1800 seats, so about a 2500 reduction but like at Brentford the shortfall hopefully made up by the increase in revenue for extra hospitality. Does anyone know how many boxes there currently are in the SAR? 20? Would 40 luxury boxes make up for losing circa 2500 seats?
With the SAR I'm not so sure you can get three tiers. Even with three tiers, to rebuild it to modern specs and regs I'm not sure you'd get more than is currently there now with the paddocks.
However were the school land to be purchased you could build some new offices/club shop/box office there so these wouldn't need to be in the SAR/School End corner anymore and both tiers could go back further than now.
I know people have mentioned Boavista's Estadio do Bessa on here many times as a new stadium blueprint but perhaps we should engage the architects who rebuilt that.
Think I've said it on here before but the only way LR works is to knock the whole thing down and build it back with a capacity of 12k and lots more corporate seats

I will just file this one, suspect that a bit like the new Heston training ground the Board will come up with something and it most likely won't involve a re-development of Loftus Road.

Lovely idea, but the amount we'd have to spend on that to end up with some more corporate seats and a few thousand extra unsold seats every week makes the business case unworkable, to put it politely.
If we're going to put the £100m plus required into a new stadium, then it needs to generate revenue for us all year round on non match days. That's through corporate events, other sports teams playing there, concerts etc etc. Your solution doesn't solve the fundamental issue of the facilities (toilets, bars etc) at Loftus Road being awful, and the seating space being woeful.
We'd end up with a very expensive Frankenstein stadium that doesn't generate all that much more revenue than LR does today.
Appreciate the thinking that went into it, but can't see it even nearly working.

You can’t add anything to Stan Bowles Stand, there isn’t the space.
I agree with BAWHoops. You’d have to knock down LR and start from scratch. We’d be lucky to get 17k.
My view is that if we’re going to be here for the foreseeable then surely they could remove the pillars and put a new support structure in for the roof?
