I'm in one for two years which im trying to get out of early, (7 months left) however no break clause in contract and landlord being an arse, anyone know a valid reason I can use to get out of it?
I have just bought a house and cannot afford a double monthly outlay, the house also has many damp and draft issues and only a handful of radiators work ??

Any help would be much appreciated - thanks in advance.

I think you are probably knackered. However, if the landlord is able to get a new tenant in quickly you may be able to do a deal to pay him two or three months. That would at least save you 4-5 months. He could start marketing it on that basis but depends how reasonable he is.

An AST is a fixed term contract so you are on the hook for all the rent.

You could try and mitigate loss by offering the landlord a new tenant if you could find one plus a bit of cash.
