That's where our new ground will be.

Lower Loft & Lower School End could go to Rail Seating which might improve leg-room.

Upper Loft & School End & Ellerslie could maybe have a seating upgrade as there must be a more ergonomic / non-shin irritant seat-back launched in the stadium seating market since ours were installed maybe 30+ years ago?

Reuben mentioned at Bond launch that the club would be at Loftus Road for the foreseeable future, £10m is not a huge investment to upgrade Loftus Road to a level acceptable to the current match-day fans and the likely 5k extra support that returns with a winning team.

leg room in lower loft is actually quite good

That'll save a few quid, likewise did'nt think Ellerslie was as cramped as Loft & South Africa Uppers?

If £ 6.8m was raised in the Bond sale in 10 days for the new training ground, maybe a similar value Bond to upgrade the ground as above might help the club to do sooner rather than later?

Agree, great post.

The highway on South Africa Road is unnecessarily wide (and just encourages speeding in a residential area) and as part of traffic calming this section of road could be narrowed and the footpath re-aligned to give us an extra strip of land.

This would enable a new 'corporate / commercial space' to be bolted on to the existing South Africa Road at 1st & 2nd (& 3rd) Floor Levels, cantilevering over the existing (and widened if H&F see sense) footpath.

If Corporate Boxes / Lounges could be accommodated at the highest level, this would allow for the Lower Tier to be re-introduced to South Africa as was pre-80's, maybe even with Rail Seating. This would also hugely improve facilities in the South Africa Road stand with more space for eating + drinking on match-days and non-match-day external hire.

£ 10m would go a long way on a project of this scale, there would be limited disruption to existing match-day attendances, and size-wise, would give us the 23k capacity as mentioned above.

I've been thinking exactly the same thing. In addition to this - and I apologise if this has been discussed before - might there be any possibility of buying the school? It would require building them a new school very close, say on the site of the five-a-side pitches?

The school site could then be used for all the club offices, restaurants & bars, maybe even the changing rooms under the school end stand. That would free up the redevelopment of the whole of the SARd stand, including extending it out into a narrowed or closed South Africa Road.

It won’t be if they put rail seating in as the seats will mean less leg room to accommodate the rails.

I don't think H&F Council's statement is all that baffling. We were fairly disparaging about them, despite not making a serious offer to them - including being unwilling to pay (from what they've said) for the LCS site.

Fine, foreign owners comment perhaps OTT, but it plays in to the narrative of overseas investors buying up property in London, leaving it empty, (see: the future of Loftus Road) with locals priced out and forced to move further afield.

I don't take what the club say on this issue seriously at all.

hard to approach them when they have said they are doing a public consultation on the site and will announce what they plan to do with it which is what the club are waiting for

They did that ages ago and still haven't got to an answer, so I'm sure they wouldn't shoot down any suggestions. Besides I thought they were trying to get Imperial College on board as an alternative to us at one point, so it wouldn't be too dissimilar to that option they preferred to us anyway.

The school land was offered to the club on a plate during the Chris Wright years, it would have been a great solution but it was rejected by the club, i suppose its possible that a big money bid might make it available again but it would also rely on good relations with the council.

any attempt to expand the ground without the school land is doomed, its been examined countless times before

Yes I know Chris Wright missed a trick in buying out the school, but even now it would be a hell of a lot cheaper than buying all the houses on Ellerslie and Loftus Road, and it would be easier to find a nearby site to build a new school than to build a new stadium.

I think that the council that would be delighted to host the club and have already proved once that they would do what they can for the club is Ealing. There is plenty of potential sites around the Borough from the regeneration of Park Royal both north and south of the A40. Also I seem to recall a few years back that the Butlers Warehouse site in Greenford was muted for a stadium for the club. North of this around the Glaxo site massive regeneration is going on and the transport links are still good with the tube and also rail links to Paddington. Personally I would give H&F two fingers.

Lol, can you see that going down well? Sacking off the local (and pretty new) five aside pitches used by the kids in White City, as well as our own Community Trust? Bonkers.

Maybe if we then build new five aside pitches over Wormholt Park. But then where do we build a new park?

All amateurish blustering on both sides.

If we are not offering to pay the going rate for the land, it is cheeky in the extreme. But they're comment about the lack of money for the training ground is irrelevant to this debate and the statement about fan ownership is an utter joke - does anyone think that they suggested that to Scum or Fulham whilst they were helping them out.

Seems like the links to the Warren Farm saboteurs is a constant with this lot...

Can we go out yet?

Was in Ellerslie for 1st time in 15 years on Tuesday.
My god, no wonder new fans only come once.
And that is our biggest problem imo.

Could Ellerslie be made entirely rail standing?

it should be but there is an obsession to make lower loft the safe standing so Ellerslie will have to stay as cramped as it is.

Who owns the five-a-side pitches?

The Jack Tizard School is special needs, so I imagine the pupils travel from quite a wide catchment area - unlike a local primary school, where the pupils are supposed to live within 1/2 mile. Maybe Jack Tizzard could be relocated to the Adelaide site, or somewhere similar?

(I'm only trying to think "outside the box", so please don't be abusive if you don't agree.)

Think we was offered the school land for about £150k at the time , if we was to buy the school I can imagine the residentsin the flats behind kicking off big time having new stand being build in the back yards . 10 million to redevelop the South Africa would barley cover the plans legal costs let alone build anything worthwhile , double it and add ten prob closer the the mark . That’s even if the present stand could take the extra bit added on to it with out massive work carried out on it.

These guys seem to think re-developing Loftus Rd is doable. This is from 2 years ago. Intuitively, it feels...ambitious.

Never seen that before costs would be prob be 110 to 125 in the present climate though so no way achievable to the club as pay back would never happen just on extra bodies though the door on match days , maybe workable if the club was allowed to use the stadium more over a longer period of time

It was half term for a lot of kids this week so there were a good number there. Ellerslie looked to have more empty spaces.
