All this to end up with a stadium that will probably hold 7k-12k more that it currently does and will only really be able to be a single-use venue so straight away cutting off other potential income streams. The fact of the matter is no one would do it. Don't need a report to tell us that. |
We could probably add 5/6,000 onto South Africa Road, which would obviously mean no land purchase. The paddocks hold 2,000 or so, remove the tier of boxes and install seats in there - as it was when first built. That's another 2-3,000 seats. Remove the roof and stanchions and add a third tier which would be another 2-3,000. While you're doing that, you could change some of the seats in the middle of SAR to expand the corporate seats to make up for the loss of the boxes. I'd also be moving the offices, box office and shop out of the stand and converting those empty spaces into lounges, bars and restaurants. These would be available for hire 365 days a year. Just need to find a small parcel of land nearby for the offices, etc. there's absolutely no need for them to be in the actual stadium. If you decided you really wanted the boxes you might be able to move them over to the Ellerslie without increasing the height of that stand. You might need to purchase 1 property behind it just increase the access/exit. But, as to you point about buying land: 24 houses back onto Ellerslie Road stand and another 17 on Loftus Road. Google tells me the houses sell for a little under £1.5million each. Even the ones split into flats are going to add up to around that price in total. 41 properties at 1.5 (plus 10% on top as a sweetener) comes out at £48million. The problem isn't so much the cost, it's persuading people to sell. But my main point is you could take the capacity up to around about 25,000 for a cost of about £20million. | | | |

"We are not even selling out at the moment" We are as near as dammit selling out. Our eight home fixtures this season have totalled 141,631 This is 96% of total capacity. This is not taking into account the away allocation of about 1500 fully selling out which probably apart from Liverpool and City hasn't so you could probably add another 1.5-2% making our home allocation of 17000 every game about 97-98% taken. The few hundred that aren't taken are probably the horrendously restricted view seats. | |

No you are basically right most of the seats left are single ones in the lower loft that they are ridiculously not allowed to sell. my point was a bit more general and that to be more specific I should have said we are just about selling out, usually in the last day or so. of course we need more capacity; just reckon it could be done at LR. | | | |

The difficulties in buying up the necessary properties means that either the cost is prohibitive compared with the difference it can make or the delay is unacceptable.
