Afternoon all,

I need some advice and I'm aware that some of this distinguished group work in varying aspects of the construction industry. I'm helping my disabled mother buy a property and the latest one that i've been tasked at looking at mentions in the blurb that it "unusually the first floor is a concrete slab.

Does that have a detrimental impact on mortgage ability or a structural impact going forward? I would just like to be fully aware before recommending my mother a dud house.

As long as the concrete was mixed and installed properly its no problem as far as i'm aware.Lovely town Penarth i have Cousins there.

I read that as it’s normal for the first floor in these types of properties are timber joists not concrete.
Shouldn’t be a problem but a structural surveyor should confirm either way.
Bloody hell, price is about same as down here (south Hants)!

Ask whether it is precast planks with a screed or concrete top.
Or an cast in-situ slab.Also ask for structural records and how it spans

Probabaly the latter.-ie in-situ

Only issue is when you want to change anything upstairs.

If it timber generally easy-concrete adaptation is hard ,messy ,and costly.

Think ahead as she will probably need to use a downstairs room as a bedroom.

Also a walk-in shower downstairs would be a good idea.

I recommend you do that now after you move in

Yep,lots of grants available in Wales.They're often desperate to spend the government money so get in touch with social services.
I got loads of help for my brother Jim including convering a downstairs utility room into a disabled annexe.They put in concrete ramps,hanrails and proved powered bed,electric hoists and the like.
Free solar panels and air source heat pumps still available ..
