Rumour going round that the new ikea stadium near a bus stop in middx might have big problems allowing fans for the coming season (if we are allowed of course) as we all have been told its brand new made up of off cuts from the ikea cat from 2002 , what it seems it dosnt have is a safety cert , As i say this is a rumour but how funny would that be after the bitter dissapointment of them not showing up as wembley recenrtly nobody will be allowed to even enter the ikea stadium until they have one ,

think they have to stage 3/4 events leading to full capacity event before they are given a saftey cert and of course that cant happen in the present climate

Who do you mean by "they"?

Aiui, BFC have sold GP. Whether the purchaser goes ahead and builds is not the club's concern. Besides which Developers often "land bank" property, expecting to build at a future date when the market looks most favourable.

In any case, LBH specified that GP is to be developed as family homes, not flats, such homes being in short supply locally.

These will not be "luxury" homes and although I don't have exact details, iirc LBH made it a condition of PP that there be a social housing element.

quick question whats the actual amount of land acreage aval to build on at GP allowing for light issues with house behind will reduce that esp with Town house being built which are taller than normal houses , they then block light out of neighbouring houses so have to be moved further away when being built , 75 is a huge amount for a piece of land surrounded by houses on 3 sides , similar to LR in fact . do they actually have planning permission in place already ? cant see the local residents being happy having town houses looking into there back gardens houses on three side of the ground .

As for the light/intrusion aspect, if anything the neighbouring existing homes will benefit, since the new townhouses won't be so high as the four stands which presently overlook their homes, never mind that the townhouses will also have gardens i.e. increasing the distance between townhouses and existing homes. Plus there will be a small communal garden in the centre of the development, which will enhance the development's "green" credentials.

All of which you surely must have seen had you bothered to c&p the link I provided. (Well you did, didn't you?)

And re your second paragraph, no "planner" (or architect or building design consultant, even) ever proposed a 24k stadium on the site - of that much I'm certain.

In fact when the chap from Bees United first suggested Lionel Road as a possible site, people thought it far too confined to hold a stadium of any capacity. But when they looked closer, they realised they could just shoehorn a 20k (max) stadium in. (The subsequent revision to 17.5k was made purely on financial grounds, as was eg the opportunity to host London Irish as tenants).

As for our being unable to extend the stadium, like Duh! Do you imagine that that never occurred before now?

Facts are, we are a Championship club with current crowds of just over 10k , having been Lge One with 5-6k crowds around a decade ago. So that as well as giving scope for commercial and corporate revenues which we simply don't have at present, Lionel Road will greatly increase our total capacity to a level which we might reasonably hope to fill regularly.

All of which means that we won't lose nearly so much money on our regular day-to-day football operations in the Championship as we're doing at present i.e. will be less dependant than before on making money in the transfer market and/or benefiting from Matthew Benham's generosity.

But whether 17.5k, 20k, or even 24k+, with the way this division is skewed against clubs without parachute money, we still cannot hope to break even on equal terms in this division.

By contrast, if we can get to the PL, then the overwhelming importance of TV money, which is relatively evenly distributed, far outweighs the disadvantage of having a small stadium. And PL football has been the medium-term ambition of the club ever since Matthew Benham took over.

As for the long-term, you have to remember that the working life of a stadium these days is around 50 years max. And who knows where we'll all be then? But in the meantime, Benham was faced with a choice of an acceptable stadium right in our traditional catchment, or a larger stadium somewhere outside the area entirely. He chose the former and I don't know of one Bees fan who disagrees with him.

Though as a supporter of a club facing a similar predicament, maybe you'd be happy to move well away from the Bush to some 40k superdome?

Finally, why do you keep referring to the "IKEA stadium"? IKEA specialises in pre-fabricated, standardised furniture that you buy from a store anywhere in the world and assemble at home.

Whereas whether you like it or not, Lionel Road will be the exact opposite: i.e. entirely custom-designed and built to fit the site we have. Nothing could be more different from eg the Majeski, Bet 365, Riverside or Pride Park etc.

Yep NewBee you're exactly right with your closing paragraph. Interesting to note that the South side literally had no corners because the rail tracks in the triangle are so close. The one thing it isn't and won't be is a prefabricated, soulless concrete bowl. It was never going to be 24,000 was 20,000. Got downgraded to 17,250 because the extra 2,750 would have required a 2nd tier and was decided too expensive to build compared to the income it would generate. Sorry you are correct it’s the left over ikea bits stadium sorry about that , does strike me that you seem settled on lower capacity for ever even in the unlikely event you don’t blow the play offs again for what’s it the 10th time next year , some record by the way . And yes you are right I didn’t read the planning from Wilmott Dixon , but it’s interesting that Wilmott Dixon are downsizing that very type of development across the company due to the present and likely future economic crisis , and as you rightly say land Is banked for year in some cases never even built on , a common event these days for a lot of companies And likely to get a lot lot worse in the new in the next few years . As a fan doesn’t it bother you even slightly that my clubs sole ambition for the next how ever many years is 17k fans , I’m not a fan of the huge MK style stadiums never to be filled to capacity but your total ground is as small as we have in our ancient no leg room stadium and it’s been built in such a way it won’t ever expand , Every fan dreams of a decent stadium not one that’s been pretty much shoe horned into a pretty crap piece of land as your one seems to have been and yes I seem to remember the early plans for the ground being around 24k but was pretty obvious well part to the person who designed it that is that the ground was to big and like your in at the moment would never get a safety certificate given , I’ve seen the ground and I love new design and people with new ideas , But who ever signed off on the ikea left over stadium must shall we say been under the influence of some pretty strong drugs at the time , it’s not jealousy before you say it , it’s hideous and destined to become folklore in the football world of how bad it looks . , I love my yearly trip to The bus top even allowing for our hideous record there in recent years but if we are allowed to ever go to away games again I look forward to seeing from the inside what’s truly hideous idea of a ground this is , I suppose the one good thing is not having to bin a pair of trainers after visiting the bogs at half time as we have had to do in previous seasons . Wow somebody is touchy tonight , sorry if a few nerves were hit , have to ask why do you spend so much time on this board ? Is the Brentford one so bad That this board helps you cope with yet another end of season implosion ? You have to admit this seasons has been of epic proportions even you must be a little supprised , well with the news tonight that fans will be allowed into watch games , maybe we might fill your stadium for you at least once this coming season . Maybe there's a shade of envy with Brentford's new stadium on my part, but really, a triangular plot in the middle of nowhere train tracks junction for a football ground spotted by a fan to site a stadium there? Gosh, what folk lore! Yes, its a custom built and not Ikeaish but you probably pay more for the built cost not because its premium design or quality, but because it's customised and not cookie cutter, and plus for a ground still under 20k capacity i don't think thats something to be too proud of. Ikea stadium it maybe not, but surely a left-over bits stadium with beautiful train-tracks views. And who to say a cookie cutter stadium has no soul? And don't for once you get the idea that coming into a rival fan forum we have to say nice things about you and your raiiway stadia! pshh!!

"It is with great pleasure that we can confirm that the Brentford FC stadium project achieved Practical Completion on Friday the 7th August 2020."

That only effects the super profit share not the underlying contrajct which I said had hard coded costs and prices. The only real problem encountered from the BFC side was the 2/3 year delay in starting the project due to the bastard owners of Capital Court who forced us to go down the compulsory purchase route to get the last plot of land required. I believe, not sure though, we offered them more than the final CPU was set at.
