Warren Farm on 13:15 - Jan 14 by The_Seer | It has been over a year since we won the appeal. Why is it that Fulham can redevelop the Cottage twice in a posh area, Brentford can build a stadium in Kew with minimum fuss yet we are waiting forever to build a training facility on a dilapidated site in poxy Southall. The hold up is down to Finances. The owners do not want to pay for it directly out of their own pockets. FFP doesnt come into it as it's classed as infructure. The owners have looked at loans, bonds even considered the involvement of the fans. |
And the fact Brentford fans masquerading as 'Save Warren Farm' held everything up for 7 years.

We won the appeal in November 2018. The hold up is due to the owners.

Warren Farm on 10:51 - Jan 14 by BostonR | If I recall, Lee Hoos addressed the training ground update at the recent fans forum. Essentially, he said that the club was no longer engaging with "objectors" or external groups and that the scheme will remain in-house as part of the clubs forward planning. As I see it the land deal is done and the club has been conducting pre-construction surveys etc - all normal activity, which does take time. I suspect the club is probably negotiating with numerous contractors from ground works, site security, design and build and planning consultants, to name a few. Also, I assume the club is reviewing the funding mechanism for the scheme. In my experience this is normal activity, but it does take time. |
From what I recall of the fans forum, Hoos was cagey on Warren Farm due to on-going opposition from an anonymous objector. He did, however, name drop their solicitor and confirmed that pre-commencement conditions were approved by the council. With respect to preparatory works, back in November 2018 Clive ran an interview with Hoos in which Lee revealed that pre-construction surveys were conducted behind the scenes whilst the judicial review was going on. QPR had submitted the scheme to level the site out and were aiming to secure a licence by January 2019. Work could then start by demolishing old buildings before starting the importation scheme. In Hoo's own words it was "full steam ahead” however the project appears to have stalled since. As for reviewing funding, the club first announced that it was looking to build a training ground at Warren Farm back in March 2012. It's had more than enough time to refine its business case.

Mr Mac..... all that CDM guff and planning etc should have been a parallel activity to the legal challenges surely? If not then we’re in for another two years of Bungle paying lip service and this not being done. Six years plus ago this was lauded as ESSENTIAL for the future strength of the good ship Queens Park Rangers. He then rolled out a different tune saying coaches were more important and that was the first bit of cold water poured which set my scepticism radar on red alert. I disbelieved my Foolham and Arsenal mates from Norwood Green who whispered that our club was actually putting obstacles up but the clubs conduct since starting this journey tells me differently. The catalogue of errors and bull is incompetence beyond even QPRsurely and has to have some intent in it?!?! Tony Ferndandes has set this club back decades, I’m not sure we’ll ever recover from it. He has not done one damn thing he ever stated he’d do but for all that.... IF Warren Farm ever gets started / completed and is a top class training establishment then I’ll be leading it calls for it to be named Fernandes Fields in his honour For now my hat remains safe from being eaten

"Mr Mac..... all that CDM guff and planning etc should have been a parallel activity to the legal challenges surely? I work for English and Irish construction companies and they're painfully slow compared to before. There's no way that this job could have gone out to tender until it got the green light and tendering takes ages now. There's no way permits could have been applied for, let alone approved. The paperwork is ridiculous now. I'm no fan of Fernandes either, LB. But if Hoos says it's going ahead then I';m happy to go with that for now.

Because they were serious about getting it done. I don’t believe our owners ever have been. It’s just more of pony Tony’s BS. This has taken 8 years.....and counting. Tottenham And Arsenal built their new stadiums in a fraction of that time. It’s all bòllox.

I take the point on timing but what other options were open to the Board to acquire land for a training facility in West London. There is a reason why land agents and investors say "West is Best" as values and land yields are high as well as excellent transport and infrastructure. The main problem the club faces is that it is based in West London and wants to stay there if possible, but options for a new training ground and stadium are very limited due to land availability and affordable plots. As a few members in the industry have stated this is very much work in progress - it does take a huge amount of effort to get these projects off the ground.

The new White Hart Lane cost almost £1Billion - totally different prospect and was built on existing land. Arsenal's land deal was not easy, but they did have Highbury to trade. If you take time to review the investment, construction and project delivery of these stadiums it was not easy. One simple outcome would be to take the club out of central west London and look to take a site say in Denham, Beaconsfield or perhaps Iver. Now, that should be slightly easier from an investment perspective and would provide a decent return of selling LR but the Board do not want to do that.

Cobham or Stoke D'Abernon to give it its proper name already had sports fields there for the London teaching hospitals as it's where my cricket team used to play. Many footballers especially the scum live around there as did Andrew Johnson.

but the Skylarks were the hold up and they are long gone, surely we didnt have to cancel/stop contract negotiations and permit requests when they started nesting and start from scratch I understand these things can take time, but the time has been had, we should be seeing action now if we are going to do it, Skylarks will be back in a few months and then thats another year down the drain. we are talking about levelling some ground and putting up a few buildings and pitches, this isnt HS2 or a new channel tunnel

"all that CDM guff and planning etc should have been a parallel activity to the legal challenges surely? " We don't have say in when people are making the legal challenges though do we? I don't actually thing they think they are going to win, the whole point of them is to put this off as long as possible. So of course they are going to wait as long as possible to make the legal challenges. There will be another one after this if they think it will delay the process further.

So not a lot different then from Warren Farm which has/had playing fields/changing facilities albeit council owned and available to the public. I'm guessing the Stoke d'Abernon site was originally privately owned by the hospitals and was sold off?

Yes, Charing Cross and Westminster as well as St George's sold up but St Thomas's kept their site, I believe.

Let's not confuse Warren Farm with financing a potential stadium. QPR would be leasing Warren Farm for 200 years, they're not buying the land.

Yes skylarks typically breed from March through July. The government announced that HS2 would go ahead at pretty much the same time that QPR announced they wanted to build a training ground at Warren Farm (Q1 2012). One of these projects has spades in the ground. [Post edited 14 Jan 2020 17:50]

Depends on who the "people" and "they" are doesn't it. If this project had been done properly from the start with proper Neighbourhood Engagement and so on then we'd be in occupation and possibly turning out our third Eze type by now. If they were 100% serious NOW then it would be a hive of activity and we'd be lauding it's opening by X date and saying to prospective talents etc "this is the place to be in West London" We're not. You believe what you like on that front but past conduct tells me a lot
