Some interesting bits here, especially on the back of recent discussions.

Great initiative by the club to put this proposal forward, and i can't think of another club whose fight for survival (as the same club...) would be more worthy of being granted the chance to host the new football regulator

The only drawback i can see is the aspect of neutrality. I'm not sure the new regulator would wish to be based at a specific football venue

It is interesting that : “Architects are looking at [the stadium plans] at the moment, we’ve thought about whether there could be a diagnostics centre there, doctors surgeries, we want the ground to become a space for the community and use it 365 days a year.”

There’s a bit of a chicken and egg about developing commercial space, really you need the end user to specify, design and sign up to lease commercial space, before it’s built. So the club is doing the right thing seeking an end user. The health uses are an obvious and good suggestion, but GPs and Health Trusts are in my experience a nightmare to pin down to make decisions.

I’m not sure that the new football regulator would be a good fit, because of the relatively poor public transport connections which the stadium has. I suspect links to major rail connections would be a prerequisite criteria for site selection. But it’s good the club are making those connections and it’s a positive story showing something is happening!

The rebuilding / refurbishment of the main stand is a welcome idea and a major opportunity to bring non-football related money into the club as well as improving the social facilities and the working environment. My questions are about the training ground plan and if it has perhaps been decided to continue a Platt Lane or even make the University an offer for it. Or is it still the plan that a training / community facility will be built nearer to the ground as well as rebuilding the main stand?

In addition to the main stand redevelopment. Let's get the pitch sorted once and for all. How much do postponed games cost? How many match by match fans don't buy tickets in the winter months because games being called off on in the past?

Isn't Edenfield Road surgery <10 minutes from the ground? Can't see the NHS funding another one so close.

Diagnostic centre, all tests under the Northern Care Alliance go to the new £10m diagnostic centre in Oldham. Where is the requirement for one at Spotland?

The location if the club is not great for commuting to, what about the office space currently available elsewhere? and isn't that already fit for purpose?

But get the end user signed up as posted by Rodingdale and the club should be fine but what if there is no-one signed up - still press ahead or ditch?

Another surgery wouldn't go amiss as getting through and booking appointments are frustrating. Another would ease the burden.
The location of the club is easy enough to get to car, uber and bus. Draw the people in. Make Rochdale FC a community hub, for shopping/groceries, wellbeing and hotel space.

I think I would like to see something a little more pioneering , more like a " health factory" where Doctors, Dentists, Physios , Optician, Chiropodist , Pharmacy, etc are all under one roof with a single reception... with perhaps a mix of private and NHS services available. Its ideally positioned for Norden, Bamford, even Castleton and Heywood. The availability of parking and easy access would be ideal.
Another thought would be some sort of " food court" similar to some of the ones in Manchester with several different options under one roof.
I guess it will depend on the extent of imagination and funding available....refurbish, or rebuild? Hasn't one of the Ogden brothers been involved in Hotel / hospitality development previously?
